New 338-unit apartment community coming to Jacksonville's Northside

Site plans have been approved for Exchange at Cedar Creek, a 388-unit apartment complex coming near the Jacksonville International Airport.

The site plans, drafted by England-Thims & Miller Inc., and first submitted in January 2024, were approved on Aug. 21.

It will be located at 14105 Epply Drive, near Owens Road, and will have 21 buildings, built along over 24 acres. The community will feature a 7,210-square-foot clubhouse and two pools with cabanas. Exchange at Cedar Creek will include 699 parking spaces and offer over 111,000 square feet of recreation space.

It is being developed by Atlanta-based Hathaway Construction Services Inc.

Jacksonville-based Dream Finders Homes bought the land from DFC Owen's Road LLC in November 2023 for $3.5 million. Dream Finders Homes sold the project to Hathaway Construction Services for $9.3 million in November 2024.

Hathaway Construction Services also constructed Exchange at Orange Park, at 4925 Collins Road, which was completed in 2023.
