Atlanta developer to start work on major project at Apopka's Wyld Oaks this month
An Atlanta-based apartment developer has signed on to build the first multifamily project at Wyld Oaks in Apopka.
Hathaway Development affiliate Dewfall Hathaway will construct 325 apartment homes for Exchange at Wyld Oaks at the northeast corner of Sadler Avenue and Effie Drive beginning this month. The 11-acre project is slated to be completed by summer 2028.
The homes will be the first of many at the anticipated development. Wyld Oaks founder Joseph Beninati told Orlando Business Journal the 215-acre mixed-use master plan community will produce between 3,000 and 5,000 housing units over time, “depending on the size and height of buildings” with each community having “their own individual personality and design.”
Modular homebuilder Onx Homes was initially confirmed to be the first to build at Wyld Oaks, according to a May 2025 report by OBJ. A spokesperson for the development said Onx has decided not to proceed with plans for a 54 single-family home project.
Hathaway Construction Services is the general contractor for Exchange at Wyld Oaks. Hathaway paid roughly $40,000 per door for the development rights and received institutional equity financial backing of about $22 million from Carlyle Investments. The global investment firm reported it raised $9 billion for its 10th U.S. opportunistic real estate fund in August 2025.
Beninati told OBJ Carlyle's involvement signals "strong institutional confidence in projects like Wyld Oaks at a time when many developers are struggling to secure equity partners."
Floor plans include one-bedroom, one-bathroom units averaging 741 square feet, two-bedroom, two-bathroom units averaging 1,081 square feet and three-bedroom, two-bathroom units averaging 1,307 square feet.
Beninati said in a new release a “partnership of this caliber” validates the “access, infrastructure, demographics and enduring walkable community value” his group has put together over the past four years.
